Our 10-step guide to selling your property in the Algarve

We guarantee that you will have one key contact and local, multilingual support throughout the process of selling your property:

1. Initial visit and valuation

Our team begins with a professional valuation of your property to establish the most appropriate asking price based on current market conditions, location, and the property’s individual features. We also take into account your preferred timescale, whether you are aiming for a quicker or more gradual sale, and exactly what is to be included in the transaction.

2. Agreeing the strategy

Our Seller Listing Agreement outlines the agreed terms, marketing strategy, and fees.

3. Preparing your property

Our team can provide expert advice on presenting your property at its very best. This may include simple improvements, decluttering, staging, or minor enhancements to maximise its appeal and help create the best possible first impression for prospective buyers.

4. Listing and marketing

Together, we create a tailored marketing strategy for your property. This may include professional photography, drone footage, social media promotion, and targeted marketing campaigns. Alternatively, if preferred, a more discreet approach can be adopted to suit your circumstances.

5. Viewings and enquiries

Our team will manage all enquiries, carefully qualify prospective buyers, and arrange viewings designed to present your property in the best possible way to the most suitable purchasers.

6. Negotiating

Every offer is presented to you promptly, and we negotiate on your behalf to secure the strongest possible terms and achieve the best outcome for your sale.

7. Agreeing the sale

Once a sale has been agreed, a Letter of Intent is prepared. Although non-binding, this document summarises the agreed terms, helping to avoid potential misunderstandings and providing a clear framework for the lawyers acting on behalf of both buyer and seller.

8. Promissory Contract (CPCV)

Lawyers will prepare the Promissory Contract (“Contrato Promessa de Compra e Venda” or CPCV). Once signed by both parties, it becomes legally binding. At this stage, the buyer typically pays a 10% deposit, and the seller pays 50% of the agreed agency fee.

9. Completion

On the agreed completion date, the final deed (“Escritura”) is signed before a notary, the remaining purchase funds and applicable taxes are paid, and ownership is officially transferred to the buyer. The seller also pays the remaining 50% of the agency fee at completion. If the buyer withdraws after signing the CPCV but before completion, the deposit is forfeited to the seller. If the seller withdraws from the transaction, they are legally required to repay the buyer double the amount of the deposit.

 

10. After-sales support

Our service does not end on completion. The Full Time Property team remains available to assist with post-sale matters, including introductions to trusted professionals, helping to ensure a smooth transition for both buyers and sellers.

Required documents

To legally market your property, key documents such as the land registry certificate, habitation license and deeds are required.

As your agent, Full Time Property will liaise with you and your lawyers to assist in gathering, reviewing, and managing all necessary paperwork to ensure a smooth and compliant sales process.

Property licensing and transparency

If your property includes any alterations or additions that have not been formally approved, it is important to disclose them from the outset. Being transparent at an early stage prevents unnecessary delays and reduces the risk of complications later in the process.

We guide you through any licensing or documentation issues, helping you address potential concerns early and ensuring prospective buyers have a clear understanding of the property before they commit. Our proactive approach helps keep your sale progressing smoothly from start to finish.

Sole agency or multi-listing

In Portugal, you have two options to market your property:

– Sole Agency: Appointing us as your exclusive agent allows us to deliver a focused marketing strategy, provide dedicated support, and take full responsibility for achieving the best possible outcome for your sale.

– Multi-Listing: Listing your property with several agencies can increase exposure, but it may also result in duplicated listings across multiple platforms. This can reduce your property’s sense of exclusivity.

Choosing the right agent

Agency fees are an important consideration when choosing how to sell your property. However, the lowest fee does not necessarily represent the best value.

The quality of your marketing, the reach of your network, the buyers you can access, the strength of your negotiation and the management of the transaction all have a significant impact on the final outcome.
