Selling off-market does not mean selling without a strategy. We provide a structured, carefully managed process designed to identify the right buyer while protecting your privacy throughout.
1. Understanding your requirements
Every discreet sale begins with a confidential conversation.
We take the time to understand your property, your reasons for selling, your preferred timescale and, most importantly, what you want to achieve from the transaction.
We will also discuss how discreet you would like the sale to be, who you are comfortable knowing about the property and any specific circumstances we should take into consideration.
This allows us to create a discreet sales strategy tailored entirely around you.
2. Valuation and positioning
We assess your property and advise on an appropriate asking price based on current market conditions, location, property characteristics and comparable opportunities.
For an off-market property, positioning is particularly important. Without the broad exposure of a traditional marketing campaign, the property needs to be presented to the right audience and at a level that reflects both its value and the current market.
Our aim is to create genuine interest while protecting your long-term objectives.
3. Agreeing the strategy
Once we understand your objectives, we agree how the property will be presented and who it can be introduced to.
Your strategy may involve approaching selected private buyers, trusted contacts, professional partners or carefully chosen agents.
We will agree with you what information can be shared, when it can be shared and what level of access prospective buyers will have.
If circumstances change, the strategy can also evolve. An off-market approach does not mean you are committed to remaining off-market indefinitely.
4. Preparing your property
We prepare the information required to present your property professionally and discreetly.
Depending on the circumstances, this may include photography, a property overview, specifications, floor plans and other relevant information.
We take a measured approach to what is disclosed. Prospective buyers receive enough information to establish whether the property is suitable, while more sensitive details can be reserved for later stages.
Where appropriate, confidentiality agreements can be put in place before more detailed information is released.
5. Identifying and qualifying buyers
A discreet sale is about reaching the right people rather than the largest possible audience.
We use our local knowledge, established relationships and international network to identify potential buyers whose requirements and circumstances are aligned with your property.
Before introducing a prospective buyer, we establish their requirements, financial capacity and timescale and undertake the necessary KYC and AML checks, including verification of identity and, where relevant, beneficial ownership and source of funds.
This helps ensure that your property is presented only to credible and genuinely interested buyers.
6. Making private introductions
Once a suitable buyer has been identified and appropriately qualified, we make a confidential introduction.
Information is shared progressively and on a need-to-know basis. Depending on the circumstances, this may initially include the general location, key features, photographs and relevant pricing information.
More sensitive information, such as the exact address, ownership details, detailed documentation or viewing arrangements, can be shared only when appropriate.
The objective is to create genuine interest without unnecessary public exposure.
7. Private viewings
Where there is genuine interest, we arrange private viewings around your requirements.
We carefully manage access to the property and remain involved throughout the process, from coordinating the viewing to answering questions and gathering feedback.
You remain in control of who visits your property and when.
Our role is to make the process as straightforward as possible while ensuring that your privacy and the property’s confidentiality are maintained.
8. Offers and negotiation
When an interested buyer wishes to proceed, we present the offer to you promptly and advise you on the terms.
We negotiate directly with the buyer or their representative on your behalf, using our understanding of the market, the property and your objectives to help achieve the strongest possible terms.
Selling discreetly does not mean compromising on the outcome. By placing a property directly in front of qualified buyers, a carefully managed private sale can create genuine demand without relying on mass-market exposure.
9. Agreeing and progressing the sale
Once terms have been agreed, we help coordinate the next stage of the transaction.
A Letter of Intent can be prepared to record the principal terms agreed between buyer and seller and provide a clear framework for the lawyers acting for both parties.
Your legal advisers will then undertake the necessary due diligence and prepare the appropriate contractual documentation.
Throughout this stage, Full Time Property remains your key point of contact, helping to coordinate communication between the relevant parties and keeping the transaction moving forward.
10. Completion and after-sales support
The sale is completed on the agreed completion date, with the relevant legal documentation signed, funds transferred and ownership formally transferred to the buyer.
Our involvement does not end when the transaction completes.
We remain available to assist with post-sale matters and, where appropriate, introduce you to trusted professional contacts who can help with any remaining requirements.
From our first confidential conversation through to completion and beyond, our aim is to provide a discreet, highly personal and professionally managed service.
